Marketing Your Home


When you work with me, your home is immediately listed on the Santa Barbara Multiple Listing Service (MLS) which updates a daily catalog of homes for sale through its member brokers and an on-line computer network, available to its members, with photos and descriptions of all listed properties. I personally submit professional photos (part or my marketing service) and the descriptive elements of your home to ensure that you have the best possible representation on the MLS.


All of my property listings are online under Featured Listings on my website as well as on ALL local websites that subscribe to the Multiple Listing Service. Current research from the National Association of Realtors indicates that more than 85% of home buyers now begin their buying process online. My website includes the most advanced tools available, including Active Maps and automatic email notifications, thus giving buyers reason to keep coming back to look.  Additionally, your home is picked up (within hours or a day) by all other major affiliate real estate,,, etc.


Immediately upon listing your home, I will placed one of our well recongnized and distinctive Berkshire Hathaway HomeServices California Properties 'For Sale' signs on your property along with custom made brochures containing photo/property information.  Berkshire Hathaway HomeServices California Properties is consistently the largest and most recongnized brokerage in the Santa Barbara area.


I communicate with you on the mutual thoughts about open houses.  Each home has different needs.  Generally I will hold open your home both on the weekends and during caravans for agents as often as we mutually agree it is necessary.  


All showings are done by me personally.  One reason you hire me is to show your home, not just set it up on a lock box.  Your home needs to be very welcoming to each buyer with the lights on, curtains drawn, patio furniture ready etc.  Also, I feel it is my job to be present to answer any questions from a buyer and their agent as well as to promote and point out all of the positive qualities about your home and its location. 


  • I meet several times a week (both individually and at company meetings) with the most hard working agents to talk about and promote your home. 
  • I constantly monitor buyer needs via posts, MLS emails, etc. from other agents that have needs that could directly meet the criteria of your home.  If there is a match or possibility, I reach out immediately and directly to them.
  • I also send out my own personal emails (directly and via the MLS) and make direct calls to the hardest working agents to continually promote your home.
