Residents lucky enough to live on this ridge attach premium value to their homes because of their unsurpassed views of the city, mountains, sea and islands. Most of the area has curving streets with mature trees and foliage. The topography of The Riviera is relatively steep and not easily reached via walking or biking.
The Riviera is generally divided into the Upper and Lower Riviera. The default line is Alameda Padre Sierra…APS. Anything above this is considered to be Upper Riviera. Most of the Upper Rivera homes have bigger ocean views and larger homes. Much of the Lower Riviera though still have solid ocean views…but homes tend to be smaller with smaller lots compared to Upper Riviera.
The Riviera Real Estate Values
The Riviera Real Estate values average around $900,000 to $2.5 million. Spectacular view homes and estates start at around $1.5 million and can exceed this amount twofold, threefold or more. There are a few condo and town home complexes on The Riviera with prices generally ranging from around $700,000 to $1.4 million.
