Are The Holidays a Good Time to Buy and Sell Real Estate in Santa Barbara?

Thanksgiving is behind us and the Christmas season is amongst us..."The Holidays."  So what happens to real estate during this stretch of time here in Santa Barbara? As with many things in real estate, it is not always the same...but overall the market does change right around mid November.  Every year around this time the real estate market in general simply slows down a good amount.  Sellers are less willing to put their home on the market for the obvious reason that many buyers are distracted with The Holidays.  I myself as a Realtor advise most clients to generally not list their home during this stretch of time from Thanksgiving until about the 5th of January each year.  Many other realtors do the same and many sellers take this advise.  What happens is that in my opinion activity slows to about 40% of normal. From a buyer point of view, most that are looking at this time are still looking hard and hoping to find a home.  Because of this, there are some that think that this is actually a great time to list your home as buyers are real buyers during this time and there is less competition for a new listing. Each point of view has its merits, but overall the majority feel that this is a slower time in our real estate market here in Santa Barbara and thus hold off on listing their home.  This then leads us into the first 4-8 weeks of the year where generally Santa Barbara inventory starts to build.
