Hope Ranch
Incorporated in 1924, the Hope Ranch Park Homes Association watches over this elite residential area filled with magnificent estates. This wonderful area has an abundance of lush and gently rolling hills hosting approximately 700 homes, most of them luxurious Hope Ranch estates with gorgeous landscaped grounds.
Many of these estates sit perched on these low hills that provide expansive views of both the Santa Ynez Mountains and The Pacific Ocean. Membership in the association is automatic upon purchasing a home and brings many privileges: the private beach, a polo field, tennis courts, a soccer field, and the advantages of the Hope Ranch Riding Trails Association. The riding association has laid out over 20 miles of riding trails traversing throughout the area, including access to the private Hope Ranch beach.
You enter Hope Ranch passing through the arched gate and under the infamous sign suspended across Las Palmas Drive. Planted in the early 1900s, towering palms line the main boulevard, Las Palmas Road. Wearing jodhpurs and shiny black boots, young girls on horseback gallop along a tree-lined trail. An early morning jogger circles serene Laguna Blanca Lake. A golfing foursome takes a private stroll at the La Cumbre Country Club with its wonderful course set around beautiful Laguna Blanca. The gentle hills provide a great venue to ride bikes with numerous viewing opportunities. Most homes have either ocean views or mountain views and almost all with great settings.
Santa Barbara and its world-class shopping, dining, cultural and recreational amenities are all within a few minutes drive.
Hope Ranch Real Estate values average around $1.75 to $5 million. Spectacular view homes, estates and ocean front property start at around $3 million and can exceed this amount fivefold, tenfold or more…

Hope Ranch CA Real Estate Home Sales Statistics - Year End 2009

Year to date, there were a total of 19 closed sales of single family homes and condos in Hope Ranch CA. As of December 31st, 2009, there were 3 properties in Hope Ranch that were pending sale (under contract).
The lowest sale in Hope Ranch was a fixer on just under 1 acre located at 825 Las Palmas Drive, Santa Barbara CA., 93110. The sales price was $1,540,000.
The highest sale in Hope Ranch was a gorgeous ocean bluff top estate located on 4385 Marina Drive, Santa Barbara CA., 93110. The sales price was $12,800,000.
Overall, the market in Hope Ranch was a little less than normal as far as activity the entire year. Prices have come down on average around 25-35% from the peak depending on the individual property. Currently there is a decent amount of demand for good valued homes in this luxury area of Santa Barbara. Overall, the luxury market in our area has seemed to stabilize a decent amount just these last 3-4 months.

How is the Hope Ranch CA. Real Estate Market Holding Up with Foreclosures and Short Sales?

With the reality of the overall real estate market in the U.S. here in the last 2 years, it is inevitable that I am asked about short sales and foreclosures. Most of this though is generated from people interested in the entry level price points up to about $2 million. Here and there though I am asked by someone about the state of foreclosures and short sales in Hope Ranch and our other luxury areas here in Santa Barbara CA. and Montecito CA. Being that there is so much doom and gloom across the U.S. with the housing market and lately a lot of this effecting the high end neighborhoods, this is a very normal question.
So where are we with foreclosures and short sales in Hope Ranch?
Not too dramatic if you ask me. I have talked with many title reps, lenders and searched myself on several “foreclosure sites” to try and get an insight as to where we are at. If you look at these sites as well as talk to “informed” people, it is hard not to think that a lot more bank owned properties and/or short sales would/should be coming on the market. These sites track everything from 1st payment missed, to notice of default, to short sales, to imminent disaster and the list goes on. Yet, inevitability we are not seeing this “information” translate into numerous bank owned homes and/or short sales hitting our luxury market.
Here are the numbers from the MLS for Short Sales and Bank Owned Homes in Hope Ranch - 2 since January 1, 2008.
825 Las Palmas Drive, Santa Barbara CA 93110 SHORT SALE, Asking Price $1,975,000 sold for $1,540,000 in August 2009.
4449 Vieja Drive, Santa Barbara CA 93110 SHORT SALE, Asking Price $$2,195,000 still Active for Sale.
It is obvious that Hope Ranch and most all of our luxury market seems to so far be holding up incredibly well when it comes to short sales and bank owned properties. This is good for everyone.

Hope Ranch CA. Luxury Real Estate Sales - Statistics Through Sept 15th, 2009

Here and there I am asked from clients and non clients various questions about the luxury market here in Hope Ranch CA., such as do you know where famous homes are located at and who lives there and/or what is the most expensive home to sell this year or any year for that matter. Most of the time though it is as “simple” as what is the true definition of luxury real estate here in the Hope Ranch area of Santa Barbara. The answer is that there is no exact definition of luxury real estate and this varies greatly depending on the circumstances, whom you talk to, location in our town etc. But in order to provide some statistics, I am going to break it down with price being the simple parameter.
– Thus for our purposes here, I am going to refer to the luxury market here in Hope Ranch CA. as any sale over the $4 million mark.
During the first 8 months of 2009, there was a total of only 1 closed sale of a luxury single family home here in the Hope Ranch area. As of Sept 15th, 2009 though, there were 3 properties in this luxury market that were pending sale (under contract).
The highest (only) sale within this luxury market was a masterful Mediterranean home behind handcrafted wrought iron gates situated at the end of a long brick drive way. The home sits on the top of a gentle knoll overlooking Laguna Blanca Lake in the center of Hope Ranch. Truly one of Hope Ranch’s finest residences. This 5 bedroom with 5 full baths & 2 half baths is situated on nearly 3 view acres. There is an over sized infinity pool with jacuzzi/spa, an office area, a home theater, a wine cellar, a music room, a game room and more. The property was located at 4280 Via Esperanza, Santa Barbara CA., 93110 and sold in June for $8,200,000.

Overall, the luxury market here in Hope Ranch this year has been a fair amount slower in comparison to the first 8 months of the previous few years. Prices overall have also taken a pretty sizable hit in the last 12 months with much of this market dropping 25-40% from its peak. Hope Ranch Real Estate Sales Update, Santa Barbara CA. — First 6 Months 2009

For the first 6 months of 2009, there were 7 closed sales of single family homes in Hope Ranch CA. As of July 1st, 2009, there were 2 properties in Hope Ranch that were pending sale (under contract).
The lowest sale in Hope Ranch was a very dated single level Ranch style home in need of repairs and a major make-over located at 4375 Via Glorieta, Santa Barbara CA, 93110. The sales price was $1,584,000.
The highest sale in Hope Ranch was an exceptional Mediterranean style estate on 3 acres located on a knoll overlooking the Lagoon with expansive views located at 4280 Via Esperanza, Santa Barbara CA, 93110. The sales price was $8,200,000.
Although the market in Hope Ranch overall has been a little slower than normal as far as activity in the first 6 months, we have seen a good pick up in pending sales here in the last 6-8 weeks. This market is also a market where there are a few private sales / pocket sales. I have summarized below an easy to look at brief outline of the overall Santa Barbara MLS statistics for both single family homes and condos in the Hope Ranch CA. area for the year 2008. The comparisons are drawn against the previous year’s statistics (2007) for Santa Barbara Real Estate.
SINGLE FAMILY HOMES:
- Single family home listings were up 8% from 46 listings to 50 listings compared to 2007
- Single family homes sold were down 45% from 37 to 20 single family homes sold
- The average sales price was down 28% from $4,569,324 to $3,279,479
- The median sales price was down 11% from $3,200,000 to $2,875,000
The lowest sale in the Hope Ranch area was a single level home for $1.4 Million on Lago Drive. The highest sale in the Hope Ranch area was an ocean view home for $6.195 Million on Marina Drive.
