2009 Upper East Santa Barbara Home Sales

Year to date, there were a total of 20 closed sales of single family homes and condos in The Upper East Neighborhood here in Santa Barbara CA.  As of December 17th, 2009, there were 6 properties in The Upper East Neighborhood that were pending sale (under contract).

The lowest sale in The Upper East was a bank owned 2 bed 2 bath condo located at 1701 Anacapa Street #30, Santa Barbara CA., 93101.  The sales price was $415,000.

The highest sale in The Upper East was a majestic classic Upper East home that was a short sale located at 2232 Santa Barbara Street, Santa Barbara CA., 93101.  The sales price was $2,600,000.

Overall, the market in The Upper East was a little slower than normal as far as activity the entire year.  Currently there are a decent amount of homes in this area that are sitting on the market longer than normal.

The Upper East Real Estate Sales Update, Santa Barbara CA. — First 6 Months 2009

For the first 6 months of 2009, there were a total of 10 closed sales of single family homes and condos in The Upper East Neighborhood here in Santa Barbara CA.  As of July 1st, 2009, there were 5 properties in The Upper East Neighborhood that were pending sale (under contract).

The lowest sale in The Upper East was a bank owned 2 bed 2 bath condo located at 1600 Garden Street, Santa Barbara CA., 93101The sales price was $390,000.

The highest sale in The Upper East was a wonderful Edwards and Plunkett 1920’s Spanish Style residence with large grounds located at 2311 Santa Barbara Street, Santa Barbara CA., 93105.  The sales price was $2,225,000.

Here is a brief visual view of the overall 2008 sales in The Upper East Neighborhood of Santa Barbara CA.
The highest sale in the Santa Barbara MLS for 2008 in The Upper East Neighborhood was a single family home for $ 3.85 Million on Santa Barbara Street.  The lowest sale in The Upper East Neighborhood was a 2 bedroom condo for $452,000 on Ancapa Street.

Things to Do in Santa Barbara, California - The Mission District

Whether you are a local, in town visiting family and/or friends, or here on vacation in Santa Barbara, California, there is never a lack of activities and things to do in our wonderful seaside resort community.  Here below is the second installment in a series of articles that point out some of Santa Barbara’s most prominent local attractions.  Some of these will be cultural, some dining, some active pursuits and some I am still deciding on.  This second installment will be focusing on…

Santa Barbara Mission District:

The Mission District is one of the oldest residential neighborhoods in Santa Barbara and is home to the neighborhoods of The Upper East and Mission Canyon.  Many of the older homes in Santa Barbara can be found in these areas with larger lots, mature growth, numerous sandstone walls, boulders and seasonal creeks.

The Botanic Garden - Set on 78 acres and with over 5 miles of walking trails, this wonderful outing provides you with a look into our state’s rare and indigenous plants.  A peaceful day exploring will also be rewarded with sweeping Channel Island views as well as numerous mountain top views. The Botanic Garden is an educational and scientific institution and fosters stewardship of the natural world through inspired learning, rigorous scholarship, and premier displays.

The Santa Barbara Mission - It would be hard to visit Santa Barbara and not go to The Mission.  Known in California as the “Queen of the Missions”, it is the only one of California’s 21 Missions to be continuously occupied by the Franciscans.  It still functions as a church to this day with self-guided tours daily.

Museum of Natural History - Set on eleven oak-shaded acres in the historic Mission Canyon area, The Museum of Natural History features eleven exhibit halls, focusing primarily on regional natural history, including birds, insects, mammals, marine life, paleontology, Native Americans and the Chumash Indians.  The Museum houses the largest collection of Chumash Indian artifacts outside the Smithsonian.

Santa Barbara CA Neighborhoods - The Upper East

The Upper East - Santa Barbara

It is generally believed the Upper East is one of Santa Barbara’s most prestigious neighborhoods. The “Upper East” is defined by its location east of State Street and above Valerio Street, and then eventually merges into the Mission Canyon neighborhood and the Riviera foothills.

The Upper East is a wonderful walking neighborhood, though residents often do not get too far for the frequency with which they run into friends to chat with along their way. Because the topography is relatively flat to gently sloping, a healthy walk to downtown is very doable, as is a stroll through the nearby Mission rose gardens. Residents especially enjoy the convenience of being minutes from the city stores, museums, theaters and most of downtown. The newly reconstructed and very highly regarded Roosevelt School serves the Upper East and many of its students walk the few blocks to and from school each day.  The area gently slopes away from downtown towards the Mission and the base of the Riviera.  Many homes have great mountain views and some have peaks of the ocean.

The Upper East Real Estate values average around $ 1.2 million to $ 4 million.
