Santa Barbara Real Estate Home Sales Statistics - The Riviera Neighborhood Year End 2009

The Riviera Santa Barbara Real Estate Sales 2009

In 2009, there were a total of 40 closed sales of single family homes and condos in The Riviera Neighborhood here in Santa Barbara CA.  As of year end, there were 2 properties in The Riviera Neighborhood that were pending sale (under contract).

The lowest sale on The Riviera was essentially a lot located at 581 Las Alturas Road, Santa Barbara CA., 93103.  The sales price was $415,000.  This was probably one of the best deals seen all year.

The highest sale on The Riviera was an architecturally significant 1920’s Spanish Villa located at 2211 Las Tunas Road, Santa Barbara CA., 93103.  The sales price was $3,295,000.

Overall, the market on The Riviera was pretty normal as far as activity the entire year.

The Riviera Real Estate Sales Update, Santa Barbara CA. — First 6 Months 2009

The Riviera Santa Barbara Real Estate Sales

For the first 6 months of 2009, there were a total of 13 closed sales of single family homes and condos on The Riviera here in Santa Barbara CA.  As of July 1st, 2009, there were 8 properties on The Riviera that were pending sale (under contract).

The lowest sale on The Riviera was a lot and a foundation with good ocean views in which a buyer got one of the best deals we have seen here in Santa Barbara located at 581 Las Alturas Road, Santa Barbara CA., 93103. The sales price was $415,000.

The highest sale on The Riviera was an exquisite Spanish Style ocean view home with a pool located at 939 Arbolado Road, Santa Barbara CA., 93103.  The sales price was $3,225,000.

Santa Barbara CA Real Estate - The Riviera Neighborhood Sales Statistics Year End 2008


Here is a brief visual view of the overall 2008 sales in The Riviera Neighborhood of Santa Barbara CA.
The highest sale in the Santa Barbara MLS for 2008 in The Riviera Neighborhood was a single family home for $ 3.4 Million on Las Tunas.  The lowest sale in The Riviera Neighborhood was a fixer for $650,000 on East Street.

Bridging the two mile span which separates Mission and Sycamore Canyons, the sylvan uplift which the padres knew as the “mission ridge” has for the past 65 years been known as “the Riviera” due to its resemblance to slopes along the Mediterranean coasts of France and Italy. Residents lucky enough to live on this ridge attach premium value to their homes because of their unsurpassed views of the city, mountains, sea and islands.  Most of the area has curving streets with mature trees and foliage.  The topography of the Riviera is relatively steep and not easily reached via walking or biking.

The Riviera Real Estate values average around $ 900,000 to $ 8 million.  The Riviera view homes and estates start at around $ 1.25 million and can go up to $ 8 million.
