Santa Barbara CA. Oceanfront / Beachfront Real Estate Sales Update — First 6 Months 2009
Categories: Luxury Real Estate, Market Statistics / Updates, The Oceanfront Areas

For the first 6 months of 2009, there were only 3 closed sales of single family homes and condos directly along the Oceanfront here in Carpinteria, Montecito and Santa Barbara CA. As of July 1st, 2009, there were 0 properties directly along the Oceanfront area that were pending sale (under contract).
The highest sale directly along the Oceanfront was a Mediterranean style home located in the cove in Montecito located at 1631 Posilipo Lane, Montecito CA., 93108. The sales price was $8,300,000.
Overall, this market directly along the Oceanfront was much slower than the last few years. Also, prices on average have taken a decent hit since the highs of around mid 2008. There were still many homes out there for sale, but most were simply too high priced for the current market. If you would like a more complete update on Oceanfront property and/or any other areas within Santa Barbara, Montecito, Carpinteria, Goleta, Hope Ranch, Summerland, and/or The Santa Ynez Valley, please feel free to contact me.

Beach House Anyone? Major Price Cuts and Slow Sales Along Santa Barbara’s Premier Oceanfront
Categories: Luxury Real Estate, The Oceanfront Areas
Where have all the good - Oceanfront - times gone?
One of the major impacts from the Financial Crisis that we have seen here in the last 12-18 months is the slow sales and major price reductions that have taken place within the luxury high-end market here in Santa Barbara, Hope Ranch, Montecito, and Carpinteria CA.
One major part of this luxury market is the true oceanfront and beachfront property here along our coastline.
Being a Realtor here in Santa Barbara CA., I am fortunate and privileged to see some very impressive properties sitting atop some of the most amazing coastline parcels in the country. So amazing in fact, that when many of these properties would come up for sale in the past, I as a Realtor had to be ready to show them quickly since they would often entertain offers within a few weeks even with price tags exceeding $10 Million and more….well at least that was the case from 2000-2007.
2000-2007
During the boom in the real estate market, oceanfront properties here in Santa Barbara were in such demand that most often they would sell within weeks. Additionally, every several months a new price benchmark seemed to be set. Even as many of these prices at the time seemed/felt extraordinarily high, offers were still coming. Money was flowing and the affluent buyers were in search of real estate in prestigious towns such as here on Santa Barbara’s gorgeous coast.
Here are a few examples of various sales from 2002-2007:
- 1616 Shoreline Drive, Asking Price $2,695,000, Sales Price $2,375,000, Days on Market 74. Year 2002
- 3271 Padaro Lane, Asking Price $5,900,000, Sales Price $4,600,000, Days on Market 76. Year 2002
- 1000 Channel Drive, Asking Price $21,000,000, Sales Price $21,000,000, Days on Market 4, Year 2003
- 1815 Fernald Point Lane, Asking Price $4,950,000, Sales Price $4,416,000, Days on Market 1, Year 2003
- 4267 Avenue del Mar, Asking Price $12,500,000, Sales Price $15,000,000, Days on Market 27, Year 2004
- 3517 Padaro Lane, Asking Price $4,500,000, Sales Price $4,500,000, Days on Market 12, Year 2004
- 13 Seaview Drive, Asking Price $3,495,000, Sales Price $3,800,000, Days on Market 11, Year 2005
- 4347 Marina Drive, Asking Price $7,950,000, Sales Price $7,750,000, Days on Market 10, Year 2005
- 1319 Plaza Pacifica, Asking Price $2,495,000, Sales Price $2,755,000, Days on Market 9, Year 2006
- 4310 Avenue del Mar, Asking Price $6,500,000, Sales Price $6,000,000, Days on Market 18, Year 2006
- 2375 Finney Street, Asking Price $7,950,000, Sales Price $7,900,000, Days on Market 3, Year 2007
- 4025 Bajada Lane, Asking Price $15,000,000, Sales Price $15,000,000, Days on Market 63, Year 2007
2008 - March 2009
Most coastline properties from 2008 and through the early part of 2009 seemed to have experienced one or any combination of the following:
- Pricing way to high for the current market
- Sitting on the market for months on end with few showings
- Seeing major price reductions and still no offers
- Canceling the listing
During most of this time frame, both prices and overall sales of beachfront property here in Santa Barbara CA. had been hit with hard times, especially from August 2008 through March 2009. Most sellers during this time had to of been content with accepting offers much lower than the original asking price while other sellers continued sitting on the market for months while simply chasing price reductions.
Here are a few examples of various activity from 2008 through April 2009 that stand out with regards to sales price vs. asking price, price reductions and/or extended days on market:
- 685 Sand Point Road, Asking Price $12,500,000, Sales Price $7,290,000, Days on Market 325, Year 2008
- 2375 East Finney Street, Asking Price $11,500,000, Sales Price $8,000,000, Days on Market 96, Year 2008
- 3447/3445 Padaro Lane, Asking Price $9,950,000, Sales Price $6,350,000, Days on Market 265, Year 2009
- 8 Seaview Drive, Original Asking Price $5,900,000, Last Asking Price $4,950,000…canceled listing, Days on Market 328, Year 2008
The Present
Only recently in the last 6-8 weeks have we seen several decent sales along our coastline that once again seem to represent price benchmarks for our oceanfront property. New listings that are coming on at these “price benchmarks” are also once again seeing strong activity and offers. Only time will tell whether these last several weeks will represent a stabilizing of prices in this part of our luxury market.
If you are interested in learning in more detail about our oceanfront property and/or would like to see a list of current oceanfront homes on the market and/or a true market analysis please feel free to contact me. I look forward to hearing from you.

Has The Santa Barbara CA. Luxury Real Estate Market Been Effected by the Financial Crisis?
Categories: Luxury Real Estate, The Oceanfront Areas
Yes…to anyone who is paying attention and knows this luxury market here in Santa
Barbara.
For our purposes, I will refer to the the high end luxury real estate market here in the Santa Barbara CA. area as any property over the $5 million price point.
Most of our high end luxury market here in Santa Barbara CA. is found in Montecito CA, Hope Ranch CA, the foothills of Santa Barbara, anywhere directly on the water from Goleta to Carpinteria, or any type of extensive ranch / equestrian property.
Where we have been:
Since 1998, the high end luxury real estate market in Santa Barbara was on a tear, going up anywhere from 10-25% a year. A tremendous investment for anyone with the financial means. Even as the real estate market nationally started to cool in late 2006 and early 2007, the Santa Barbara market overall stayed relatively stable, with our high end luxury market continuing its pace without a blip.
In fact, as other parts of the Santa Barbara market started to finally cool and decline in value from early 2007, sales and price increases were very solid in our luxury market throughout early 2008. Finally in August 2008, when all the negative news really started to explode about the state of our economy, our luxury high end market took is first major hit in a decade.
Where we are now:
From August 2008 through April of 2009, our luxury market has seen a decrease in price from its peak of anywhere from 20-40%. In addition, activity has substantially slowed to about half as many sales when compared to the previous years.
Here is a look at some recent statistics: (as reported by the Santa Barbara MLS)

Overall, the high end market today is slower than what we have been used to in the last 8-10 years.
Right now, no one knows if we have reached a stable price point yet, but over the last several weeks there seems to be a few more pending/closed sales and price benchmarks being set. For example, just in the last 30 days we have seen 7 properties that are pending sale or that have closed escrow above the $5 Million price point.

Things to Do in Santa Barbara, California - The Waterfront
Categories: Lifestyle / Things to Do, The Oceanfront Areas
Whether you are a local, in town visiting family and/or friends, or here on vacation in Santa Barbara, California, there is never a lack of activities and things to do in our wonderful seaside resort community. Here below is the third installment in a series of articles that point out some of Santa Barbara’s most prominent local attractions. Some of these will be cultural, some dining, some active pursuits and some I am still deciding on. This third installment will be focusing on…
Santa Barbara Waterfront:
The Waterfront runs along the coastline from Leadbetter Beach to Buttefly Beach. This scenic area is a natural fit for outdoor pursuits including walking, running, rollerblading, kitesurfing, fishing, boating etc. Most weekends there is a Sunday Arts and Crafts Show along East Beach starting at Stearns Wharf. Chase Palm Park is also a great area to explore and relax.
Andree Clark Bird Refuge - This peaceful lagoon and garden sits north of East Beach and lies adjacent to The Santa Barbara Zoo. For many it is a great starting/ending point for biking, jogging and skating. The trails and footpaths, punctuated by signs identifying native and migratory birds, skirt the lagoon.
Santa Barbara Harbor and Breakwater - Santa Barbara’s Harbor is a quaint and picturesque working harbor. Always busy with tourists and locals, it is a great place to walk, eat, purchase fresh fish and take in wonderful views of the coastline and local mountains. An institution here in Santa Barbara, Brophy Brother’s Restaurant is a fabulous place to enjoy the sea-breeze and view of The Harbor and Mountains. Today there are roughly 1200 boats in The Harbor with a decent waiting list for the larger slips.
Maritime Museum - Located in the scenic Santa Barbara Harbor, The Maritime Museum presents the region’s rich local maritime history and offers a wide range of educational programs, tours and summer camps. There is an audio-visual seagoing experience for all, a special section for children as well as a permanent exhibit showcasing Santa Barbara’s surf culture.
Stearns Wharf and Ty Warner Sea Center - An icon here in Santa Barbara, Stearns Wharf provides a fabulous ocean experience for all. While you are taking in the gorgeous local views back towards the city or out to see, you will see plenty of locals and tourists casting a line, eating at several establishments including The Harbor Restaurant, Moby Dick Restaurant and The Santa Barbara Shellfish Company, shopping or just strolling around. The Ty Warner Sea Center is situated on Stearns Wharf and is an engaging, fun and interactive marine education facility.
Santa Barbara Arts and Crafts Show - Established in 1965 by local artists, The Santa Barbara Arts and Crafts Show was inspired by the sidewalk art shows of Europe and the prestigious “Jardin del Arte” in Mexico City. Sponsored by the City Parks and Recreation Department since 1966, the show is now the only continuous, non-juried arts festival of original drawings, paintings, graphics, sculpture, crafts and photography in the world.
Santa Barbara Zoo - The Zoo is situated on 30 acres of lush gardens spread across a knoll overlooking the Pacific Ocean and our coastline here in Santa Barbara, adjacent to the Bird Refuge and East Beach. The Santa Barbara Zoo is a terrific visually entertaining spot.
Whale Watching - The rich Santa Barbara Channel offer a variety of amazing marine life that draws people from throughout the world. One of the great experiences is to take in the migrating whales that include grays, humpbacks, minke, fin, sperm and the largest on earth, the blue whales. Along the trip you are also almost guaranteed to see dolphin and porpoises jumping around the ship in true delight. Coastal trips take place from February through April, while Island whale watching trips take place from May through December.

Heal The Ocean Here in Santa Barbara CA.
Categories: Green Housing & Living, Lifestyle / Things to Do, The Oceanfront Areas
Looking for a great organization to get behind here locally in Santa Barbara. Heal The Ocean should be at the top of your list for too many obvious reasons to list.
What Does Heal The Ocean Do? (as taken from their website) Their philosophy is simple…The ocean can no longer be used as a dump. Heal the Ocean is doing all it can to attack all sources of ocean pollution. Their basic premise consists of lobbying the government for action on ocean-pollution issues, studying the problems themselves and recommending practical solutions.
They undertake scientific studies to identify sources of pollution - from leaking sewer pipes, offshore sewage disposal, leaking coastal landfills or septic systems. They test for viruses in the ocean, creeks and groundwater to determine if human sources of pollution are present, and what are the likely sources. In cooperation with Santa Barbara County, Heal the Ocean pioneered both the use of environmental DNA testing and virus testing in the local area.
They have been successful in commissioning numerous engineering studies and environmental assessments to determine the cost and feasibility of replacing septic systems, upgrading sewage treatment plants and installing storm-water treatment technology.
They have found that once the problem is known and cleanup costs are understood, the public is eager to move forward with cleanup, and more willing to pay the price.
Last night, I was privileged to be amongst a wonderful group of roughly 300+ people celebrating Heal The Ocean’s 10 Year Anniversary at a private Montecito Estate. Fun amongst friends for a GREAT cause was the feeling throughout the night. Special guests included an opening 40 minutes of music by our adopted part-time resident Jack Johnson and friend Zach Gill. Following this was a welcoming speech by Julia Louis Dreyfus filled with the usual comedy. Then Hillary Hauser herself, raffle drawings, awards, a film by a local 17 year old, an auction, continuous food, drink, conversation and music.
Each year this annual Fund Raising Event is held in August and does a wonderful job in bringing the local community together to support OUR OCEAN.

Naples Development Becoming a Reality Along the Santa Barbara Coastline?
Categories: Luxury Real Estate, The Oceanfront Areas
After years and years of heated talks and debates, Orange County Developer, Matt Osgood, had his vision of the historic Naples Property approved by the Santa Barbara County Planning Commission this week.
The outline of the plan calls for and equestrian center, several other “structures” and the alocated 72 spots for large luxury “mansion type” multi-million dollar homes stretching along the Santa Barbara Coastline from the coastal bluffs up to the local foothills.
The project still needs to go through the California Coastal Commission (especially for the bluff top homes) as well as seek approval from the Board of Supervisors, scheduled for October 7th. “We are not in the end zone or winning the World Series just yet” said Osgood, “but it feels good- really good.”

Concerns Arise Again About The Proposed Development of The Miramar Hotel in Montecito CA.
Categories: Montecito, The Oceanfront Areas
First it was Ian Schrager, the big city boutique hotelier…
Next it was local billionaire Ty Warner, the famous toy maker and hotelier…
And now developer Rick Caruso is learning first hand about the long path it will take to please all sides for a proposed development to “revamp” The Miramar Hotel located on the beach in Montecito CA.
From the start in 2006 when Mr. Caruso purchased the property from Ty Warner, he has pleased many residents and the city by holding open forums and meetings with community members regarding the development plans for The Miramar Hotel. The problem is, that to date it simply seems too hard to please everyone while also leading a profit turning adventure for Caruso Affiliated. Ben Preston, from The Independent writes a great article updating the latest concerns and news about the project being proposed.
Time is the only guarantee that we know will happen and it continues to look like any development for The Miramar Hotel will need plenty of time. The one thing that seems to be agreed upon is that everyone wants the project to happen…it is just how and on what terms.

Will Santa Barbara’s Beloved Rincon Point Real Estate Switch to Sewer in the Near Future?
Categories: Carpinteria, The Oceanfront Areas
Nearing 10 years of at times rather heated controversy, the debate to switch from Septic to Sewer at Rincon Point has taken a large step to becoming a reality. Rincon Point is home to one of the best waves in all of California and definitely stirs up emotions for many when talking about the health of the ocean. Ethan Stewart, from The Independent, has written a very informative article about the latest up to date developments.
For many, Rincon is the pride and joy when it comes to the ocean for many locals both here in Santa Barbara and in Ventura. A laid back small beach enclave for many years, Rincon Point has seen its real estate values increase in the last few years to an average of $5-8 Million for ocean front property.
If you would like further specific information about beach front communities or beachfront real estate, please let me know.
