Samarkand Santa Barbara Real Estate Sales Year End 2009

In 2009, there were a total of 9 closed sales of single family homes and condos in The Samarkand Neighborhood.

The lowest sale in The Samarkand Neighborhood was a 2 bed 1 bath cottage located at 2708 Vernon Road, Santa Barbara CA., 93105.  The sales price was $570,000.  This was probably one of the “better deal” we have seen in the last several months.

The highest sale in The Samarkand Neighborhood was a gorgeous estate located at 437 Wyola Road, Santa Barbara CA., 93105.  The sales price was $1,100,000.

Overall, the market in Samarkand was a little slower than normal as far as activity the entire year.  Prices on average have come down around 25-35% from the peak depending on the individual property.  Currently there is a decent amount of demand for good valued homes in this area and not too much inventory.

Outside of lower end condos and the luxury market, the overall market has felt pretty stable here with prices and activity in the last 5 months.

Samarkand Real Estate Sales Update, Santa Barbara CA. — First 6 Months 2009

For the first 6 months of 2009, there were a total of 5 closed sales of single family homes and condos in The Samarkand Neighborhood here in Santa Barbara CA.  As of July 1st, 2009, there was 1 property in The Samarkand Neighborhood that was pending sale (under contract).

The lowest sale in Samarkand was a cute 2 bed 2 bath cottage in need of some updating located at 2923 Lomita Road, Santa Barbara CA., 93105.  The sales price was $715,000.

The highest sale in Samarkand was a wonderful cottage set high above the street with mountain views located at 437 Wyola Road, Santa Barbara CA., 93105.  The sales price was $1,100,000.

Here is a brief visual view of the overall 2008 sales in The Samarkand Neighborhood of Santa Barbara CA. The highest sale in the Santa Barbara MLS for 2008 in The Samarkand Neighborhood was a single family home for $ 2.25  Million on Samarkand Drive.  The lowest sale in The Samarkand Neighborhood was a fixer condo for $ 640,000 on Peregrina Road.

Samarkand- Santa Barbara

Samarkand meant “the land of heart’s desire” in the archaic Persian tongue. It identified the fabulous Asian city where a mythical Queen Scheherazade spent her 1001 Arabian nights. In Santa Barbara, the melodic oriental name was first applied in 1920 to a deluxe Persian style hotel, formerly a boy’s school. As the dominating landmark of a hilly, elevated neighborhood, the Samarkand gave its name to an area bounded on the east by Oak Park, on the north by Hollister Avenue (now De La Vina Street), on the west by a ranch boundary fence centered on modern Las Positas Road, and on the south by the old Coast Highway and the railroad. Samarkand is a delightful area of homes full of charm.

The topography of the area is gently rolling hills with most homes having mountain views and some even peaks of the ocean.

Samarkand Real Estate values average around $ 725,000 to $ 2 million.
