Beach House Anyone? Major Price Cuts and Slow Sales Along Santa Barbara’s Premier Oceanfront

Where have all the good - Oceanfront - times gone?  Slow Luxury Oceanfront Sales

One of the major impacts from the Financial Crisis that we have seen here in the last 12-18 months is the slow sales and major price reductions that have taken place within the luxury high-end market here in Santa Barbara, Hope Ranch, Montecito,  and Carpinteria CA.

One major part of this luxury market is the true oceanfront and beachfront property here along our coastline.

Being a Realtor here in Santa Barbara CA., I am fortunate and privileged to see some very impressive properties sitting atop some of the most amazing coastline parcels in the country.  So amazing in fact, that when many of these properties would come up for sale in the past, I as a Realtor had to be ready to show them quickly since they would often entertain offers within a few weeks even with price tags exceeding $10 Million and more….well at least that was the case from 2000-2007.

During the boom in the real estate market, oceanfront properties here in Santa Barbara were in such demand that most often they would sell within weeks.  Additionally, every several months a new price benchmark seemed to be set.  Even as many of these prices at the time seemed/felt extraordinarily high, offers were still coming.  Money was flowing and the affluent buyers were in search of real estate in prestigious towns such as here on Santa Barbara’s gorgeous coast.

2008 - March 2009

Most coastline properties from 2008 and through the early part of 2009 seemed to have experienced one or any combination of the following:

During most of this time frame, both prices and overall sales of beachfront property here in Santa Barbara CA. had been hit with hard times, especially from August 2008 through March 2009.  Most sellers during this time had to of been content with accepting offers much lower than the original asking price while other sellers continued sitting on the market for months while simply chasing price reductions.

Here are a few examples of various activity from 2008 through April 2009 that stand out with regards to sales price vs. asking price, price reductions and/or extended days on market:

The Present

Only recently in the last 6-8 weeks have we seen several decent sales along our coastline that once again seem to represent price benchmarks for our oceanfront property.  New listings that are coming on at these “price benchmarks” are also once again seeing strong activity and offers.  Only time will tell whether these last several weeks will represent a stabilizing of prices in this part of our luxury market.

Has The Santa Barbara CA. Luxury Real Estate Market Been Effected by the Financial Crisis?

Yes…to anyone who is paying attention and knows this luxury market here in Santa Declining Luxury Real Estate MarketBarbara.

For our purposes, I will refer to the the high end luxury real estate market here in the Santa Barbara CA. area as any property over the $5 million price point.

Most of our high end luxury market here in Santa Barbara CA. is found in Montecito CA, Hope Ranch CA, the foothills of Santa Barbara, anywhere directly on the water from Goleta to Carpinteria, or any type of extensive ranch / equestrian property.

Where we have been:

Since 1998, the high end luxury real estate market in Santa Barbara was on a tear, going up anywhere from 10-25% a year.  A tremendous investment for anyone with the financial means.  Even as the real estate market nationally started to cool in late 2006 and early 2007, the Santa Barbara market overall stayed relatively stable, with our high end luxury market continuing its pace without a blip.

In fact, as other parts of the Santa Barbara market started to finally cool and decline in value from early 2007, sales and price increases were very solid in our luxury market throughout early 2008.  Finally in August 2008, when all the negative news really started to explode about the state of our economy, our luxury high end market took is first major hit in a decade.

Where we are now:

From August 2008 through April of 2009, our luxury market has seen a decrease in price from its peak of anywhere from 20-40%.  In addition, activity has substantially slowed to about half as many sales when compared to the previous years.

Overall, the high end market today is slower than what we have been used to in the last 8-10 years.

Right now, no one knows if we have reached a stable price point yet, but over the last several weeks there seems to be a few more pending/closed sales and price benchmarks being set.  For example, just in the last 30 days we have seen 7 properties that are pending sale or that have closed escrow above the $5 Million price point.

Montecito in the Top 10 Most Expensive Real Estate Zip Codes in the United States

Arial View Montecito, CA.People in general will always be attracted to beautiful areas within the United States when it comes down to real estate.  For many, these places are also a great place to invest in when times are as uncertain as they have been in the last 18 months. 

One reality about the real estate market in the more exclusive and expensive areas in our country that seems to hold true is this — values tend to rise the fastest when times are good and these areas also hold onto their real estate values the best when times are not as good.

Over the last year here in Montecito and Santa Barbara CA., I am often asked about how the real estate market is doing.  This is a loaded question, but the quick answer when it comes to our high-end ($3 Million and above) is that the market is doing very well.  The nicer areas in our town are some of the most exclusive areas in California and offer a wonderful lifestyle filled with culture, outdoor activity, fine shopping and a dreamy climate.  With all that our town has to offer, the Montecito zip code here in Santa Barbara continues to find itself amongst the top 10 most expensive zip codes here in the United States.

In the last several weeks with Wall Street almost spiraling out of control and with many people feeling fed up with their stock portfolio, I have received numerous phone calls from clients wanting to buy into real estate here in both the Santa Barbara and Montecito areas.  Who knows exactly what the future holds, but high-end real estate in areas such as Santa Barbara seem to be on most radars when it comes to investing in luxury real estate.

Naples Development Becoming a Reality Along the Santa Barbara Coastline?

After years and years of heated talks and debates, Orange County Developer, Matt Osgood, had his vision of the historic Naples Property approved by the Santa Barbara County Planning Commission this week. 

The outline of the plan calls for and equestrian center, several other “structures” and the alocated 72 spots for large luxury “mansion type” multi-million dollar homes stretching along the Santa Barbara Coastline from the coastal bluffs up to the local foothills.

The project still needs to go through the California Coastal Commission (especially for the bluff top homes) as well as seek approval from the Board of Supervisors, scheduled for October 7th.  “We are not in the end zone or winning the World Series just yet” said Osgood, “but it feels good- really good.”

Dreaming of Ocean View Homes and Estates in the Santa Barbara and Montecito CA Areas!!

Some of the most prized real estate to be found here in the Santa Barbara and Montecito areas is the abundant ocean and island view homes and estates that exist.  With numerous hills and bluff tops throughout the town, the back drop of the Santa Ynez Mountains and the gorgeous coast line and local islands that stretch out to the horizon, it is no wonder that ocean view homes are extremely desirable in our area. 

With so much varied terrain, I have tried to outline below the many options when looking for a property with an ocean view.

Montecito - Full of beauty, history and grandeur, Montecito, approximately eight square miles of hidden neighborhoods and expansive estates, has been the destination of choice for celebrities and millionaires for over one hundred years.  Montecito offers an unhurried pace of life, breathtaking scenery and two very quaint shopping and dining “villages” that make locals feel that even the trip a few miles east to Santa Barbara is a small journey.  Montecito has numerous hills but mainly slopes gently away from the ocean up towards our local mountains.  Because of this gentle slope and the abundance of mature growth, I would estimate that 1 out of 5 homes in Montecito are ocean view homes where as most all homes have a wonderful private setting and views of the local Santa Ynez Mountains.  Montecito Real Estate values range from $ 2 Million to $30 Million and above with ocean view homes starting at around $5 Million.

The Riviera - Bridging the two mile span which separates Mission and Sycamore Canyons, the sylvan uplift which the padres knew as the “mission ridge” has for the past 65 years been known as “The Riviera” due to its resemblance to slopes along the Mediterranean coasts of France and Italy.  Probably 2 out of 3 homes on The Riviera boast wonderful coastline and island views.  For many, this is one of the most prominent locations when looking for a ocean view home.  The Riviera Real Estate values range from $ 900,000 to $ 8 million, with ocean view homes and estates starting at around $ 1.5 Million.

Hope Ranch - This wonderful area has an abundance of lush and gently rolling hills hosting approximately 700 homes, most of them luxurious Hope Ranch estates with gorgeous landscaped grounds.  Many of these estates sit perched on these low hills that provide expansive views of both the Santa Ynez Mountains and The Pacific Ocean.  Hope Ranch Real Estate values range from $2.5 Million to $30 Million, with ocean view homes starting at around $5 Million.

Campanil Hill and Yankee Farm - Located on the sea-cliff just outside the boundaries of Hope Ranch, Campanil Hill and Yankee Farm is a gorgeous private feeling neighborhood filled with larger homes and estates.  Most of these homes have expansive views of the ocean and Channel Islands and sit on nicely landscaped parcels of .5 acre to 6 acre lots.  The entire area is relatively small and sits on a gently sloped hill just outside the gates of Hope Ranch.  The Campanil Hill and Yankee Farm Real Estate values range from $ 1.7 million to $ 6 Million, with ocean view homes starting at around $2.5 Million.

Summerland - Summerland is a rather relaxed, tiny, hillside community snuggled on the coast between Carpinteria and Montecito with breathtaking ocean and island views.  Summerland Real Estate values range from $1 Million to $15 Million, with ocean view homes starting at around $1.3 Million.

The Santa Barbara and Goleta Foothills - The beautiful mountains that sit as our local backdrop stretching roughly 15 miles from Goleta to Santa Barbara have abundant view properties.  Each canyon has its own distinct name and price range of homes, with many sitting on wonderful perches with ocean and island views.  Real Estate values in The Foothills range from $1 Million to $8 Million, with ocean view homes starting at around $1.3 Million.

The Mesa - Half of The Mesa is relatively flat while the other half sits on a hillside (a smaller and less steep version of The Riviera neighborhood).  Many view homes on The Mesa have dramatic prominent views of the ocean and islands because of the close proximity to the ocean.  Real Estate values on The Mesa range from $900,000 to $6 Million, with ocean view homes starting at around $1.2 Million.

The Oceanfront - This pretty much goes without saying.  The lucky few that live directly along the coastline and oceanfront here in the Santa Barbara area enjoy a gorgeous ocean front presence.  Roughly half the oceanfront homes sit directly onto the sand while the other half sit on bluff tops ranging from roughly 20ft - 80ft above the beach.  Oceanfront Real Estate values range from $3 Million to $35 Million.

The New Expansion of Luxury Townhomes and Condos in Santa Barbara CA.

Santa Barbara Luxury LivingIn the last 3-5 years, Santa Barbara has seen several small mixed-use style projects consisting of 2-10 residential townhome units sprout up within shouting distance of State Street and the downtown area.  Most of these projects finished development before the market started to soften in early 2007 and therefore had no problem finding buyers. 

The Paseo Chapala project located on the Corner of Chapala Street and De La Guerra Street was the first major development in the last several years that unfortunately got caught in the downturn of the market and presently still has 7 residential units up for sale.  Even with this news, the appeal for developing high-end townhomes and condos in the downtown area does not seem to be subsiding anytime soon. 

The newest batch of upscale top notch granite and marble laden townhomes are nearing completion toward the end of 2008 and into early 2009 and are mostly on the larger scale such as Paseo Chapala.  The current major projects that are on the horizon are:

Although most all of these developments have some form of affordable units, the bread and butter market rate for these upscale projects seem to have price points in the $1.5 Million to $2.75 Million range.  The continued proposals for these upscale construction projects seems to indicate that most developers have an optimistic forecast for both business and tourism.

“When the city did the master plan for Chapala Street, they really sent a message to property owners and developers that they wanted to increase the density of mixed-use projects along the Chapala corridor, and the property owners and developers listened,” says Steve Cushman, president of the Santa Barbara Chamber of Commerce.

For many residents, the Chapala style projects make sense where they are: along a main transportation corridor and close to businesses, shopping, entertainment and buses.

“The baby boomers are all starting to retire … and are coming with a pocket full of money,” Cushman said. “They can pay cash for a million dollar condo and that’s what’s happening and is going to continue to happen because Santa Barbara is so popular around the world.” Despite the residential slump in certain areas and price points, developers seem to keep pusing for housing projects located near the downtown corridors.

Santa Barbara Luxury Property Sales Continue to Set Records Year After Year

Butteryfly Beach Montecito CA - sunriseOne market that has not been effected by all the negative national news with regards to the credit crisis and sub-prime fallout is the high-end homes and luxury estates in Montecito and Santa Barbara CA, particularly along the coastline.

This high-end real estate market is referred to as property sales in excess of $10 Million.

To illustrate the pace and volume of these sales, I have included some statistics below that show the year over year increase in sales.

In my humble opinion, having traveled much of the world, Santa Barbara will always rank as one of the most beautiful places to live.  Once you arrive here it is not hard to understand this conviction.  Seemingly encapsulated in a relatively perfect maritime climate, Santa Barbara is an oceanfront resort like community with wonderful architecture, clean air and limited traffic, long stretches of gorgeous and accessible coastline and an abundance of outdoor activity including surfing, golfing, hiking, rock climbing, sailing, mountain biking, fishing, kayaking and much more.  For people wanting more than just an active community, Santa Barbara also boasts a wonderful mix of art, culture, live performances and dining. 

On the real estate side of the equation, this quality of life that Santa Barbara and Montecito offers will continue to drive high-end property values.  What the above statistics simply show is that the wealthy have located Santa Barbara and Montecito as a desirable place to both live and own property.  Movie stars, industry titans and the newly rich circulate around Santa Barbara without attracting much attention and without dressing up.  Multi-millionaires are able to maintain a relatively private existence here that can often allude them in other areas.  This along with Santa Barbara and Montecito resident’s casualness to this vast wealth is part of the allure for the wealthy.

Many seductive names have been used and are used to describe the coastal area here in the Santa Barbara and Montecito CA area.  If you spend some time strolling the beaches and admiring the lucky few who live along the oceanfront, you will understand why many feel this area is one of the most desirable and sought after places to live and own real estate.

Below is a descriptive list of the main beaches and the real estate values in these areas, stretching from Carpinteria in the south, to Montecito and Santa Barbara and finally out to Goleta in the north. 

Carpinteria Beach is a long stretch of beautiful sand and is nicknamed the “Worlds Safest Beach”, probably because of the lack of strong waves and current.  It is generally considered a great family beach.  There are two main high-end areas of real estate along this stretch of beach on the Carpinteria coastline called Sandyland Cove and Sand Point.   Home values here range from $5 Million to $30 Million on average.  Additionally, there are scattered townhomes and pockets of a few individual homes generally ranging in value from $2 Million to $10 Million on average.

Padaro Lane  is nestled into a gorgeous picturesque cove.  This is a rather private and exclusive sandy cove where half of the oceanfront homes poor out onto the sand while the other half sit atop a cliff-band between 20-80 feet high.   Most of the real estate here is very private, high-end and exclusive feeling.  Padaro cove sits in between Carpinteria and Montecito with estate values ranging from $3 Million to $35 Million on average.

Summerland Beach is a very safe family oriented beach with only a small handful of homes available.  Most sit atop a cliff-band of around 30 feet above the beach.  Summerland Beach sits just south of Montecito with home values ranging from $6 Million to $12 Million on average.

Fernald Point is an area of exclusive oceanfront homes.  Located in Montecito, most of these oceanfront homes are set back off the sand with larger lots giving owners a true sense of privacy on the beach.  Home values range from $6 Million to $40 Million on average.

Miramar Beach is located in the heart Montecito and for many locals is considered Montecito’s beach.  Most of the homes are small beach cottages right on the sand with a few larger estates.  Home values range from $3 Million to $8 Million on average.

Hammonds Beach offers exclusive oceanfront Estate homes in Montecito as well as a few gated communities with single family homes and townhomes.   Home values range from $4 Million to $30 Million on average while townhomes range from $1.5 Million to $6 Million on average.

Butterfly Beach is also located in Montecito and faces more west.  Here at the end of the day you will find many people lining the wall or strolling along the beach watching the sunset.  This beach is directly in front of The Biltmore Hotel and next to the Coral Casino.  Home values range from $8 Million to $30 Million on average.

East Beach is for many the main beach in Santa Barbara.  This long stretch of sand starts at the end of Butterfly Beach and continues to Stern’s Wharf.   Here you will find many people riding bikes, playing volleyball, jogging or relaxing.  The East Beach area is within walking distance to many restaurants & shopping.  Along the East Beach area there is a selection of townhomes and some single family homes set a block or 2 away.  Home values range from $600,000 to $2 Million on average.

West Beach is also in the heart of Santa Barbara is a continuation of East Beach between Stern’s Wharf and The Harbor.  Here you can enjoy viewing boats and the harbor life or take your own trip out to the local Channel Islands via Condor Cruises.  The main real estate along the West Beach area is restaurants and hotels, although there are a few condo/townhomes and duplexes/triplexes within 1-3 blocks of the oceanfront.  Real estate values for these properties range from $1 Million to $ 3 Million on average.

Leadbetter Beach is also located in the heart of Santa Barbara and offers dining, access to The Harbor area and water activities.  It is located between Shoreline Park & The Harbor.  This is a gorgeous area and yet has some of the most affordable real estate along the oceanfront.  Most real estate starts at around $1 Million and can go up to $5 Million in this area on average.

Hendry’s Beach (the pit) is officially named Arroyo Burro Beach.  It is nestled into a relatively small cove, but has access to long walks below the cliffs.  Here you will find many people watching the sunset, walking their dogs or eating at the restaurant located virtually on the sand.  Atop the cliffs near Hendry’s Beach you will find homes values ranging from $2 Million to $20 Million on average.

Hope Ranch Beach is a “private beach” with access through a gated entrance given to all residents of the Hope Ranch area.  The beach can be accessed via other beaches so it is not too private.  Hope Ranch Beach offers cabanas, bathrooms, showers, a snack shop, and kayak storage.  Most all the real estate that lines this area sits atop a 50-75 foot cliff and is lined with large estates with values ranging from $4 Million to $50 Million on average.

Goleta Beach is a safe beach offering a restaurant, picnic areas and fishing from the pier.  Goleta Beach then carries onto Campus Point and the beaches up to Sand’s, Naples and beyond.  There is no residential real estate in this area along the beach accept for the student areas near UC Santa Barbara.

The oceanfront along the Santa Barbara coastline is referred to as roughly the 20 miles that stretch from Goleta and Santa Barbara to Montecito and Carpinteria.  This entire coastline is blessed with some of the world’s most scenic, clean and safe beaches, as well as some of the most spectacular estate sites.  As a surprise to many, most of our coast and beaches in Santa Barbara face south/southwest as opposed to direct west, as most of the California beaches do.  This more south facing orientation along with the Santa Ynez coastal mountain range as a backdrop allows the Santa Barbara coastline to enjoy wonderful temperate weather year round.  Average winter temperatures fluctuate mostly between 55 and 68 degrees with summer temperatures fluctuating between 60 and 80 degrees.  The average temperature in Santa Barbara seems to often be set at around 68-72 degrees. 

With the constant high demand for oceanfront homes, there is limited inventory of true oceanfront homes available for sale at any given time.  This along with the natural beauty of our coast has lead to large appreciations in the value of any oceanfront homes in the Santa Barbara area.  Most true oceanfront homes start around $4-5 million and can go up to $40 Million.  In many of the coastal areas you can also still find homes with values ranging from $ 1 Million to $5 Million that sit only a block or 2 off the beach.
